Conveyancing
Conveyancing is the legal term for transferring property from one person to another, and it covers the sale and purchase of residential properties (houses and flats), as well as commercial properties. Some properties are freehold – others are leasehold. This firm deals with all types of property both freehold, leasehold, commercial and residential.
We offer a first class bespoke conveyancing service from each of our three offices, and for the vast majority of conveyancing work we operate on the basis of a fixed price for our services. For those clients more comfortable in Welsh, we have fully bilingual staff available.

Llandudno
Roger Griffith 
Roger has been involved in conveyancing work since he qualified in 1978 and has amassed a wealth of experience over the last thirty years in both residential and commercial conveyancing. He is the firm’s senior partner and now deals primarily with commercial conveyancing work (including business sales and purchases of small and medium sized enterprises). He is a member of the Law Society’s property section.
Julie Bray 
Julie is the head of the firm’s residential conveyancing department in the Llandudno office and has acquired considerable conveyancing experience since she was admitted as a solicitor in 1990. Although now primarily dealing with residential conveyancing, Julie also has significant experience of commercial conveyancing.
Claire Dutton 
Claire qualified as a solicitor in 2004 having done her training contract with the firm. She has carried out a significant quantity of residential conveyancing since qualifying.
Colwyn Bay
Gareth Davies 
Gareth has extensive experience in both commercial and residential conveyancing which has been gained over more than 20 years as a solicitor. He also has in depth knowledge in the sale and purchase of small and medium sized enterprises. In residential conveyancing, he is ably assisted by Mrs Wendy Jeffries who is a very experienced conveyancer and is working towards qualification as a legal executive.
Diane Williams 
Diane is highly experienced in residential conveyancing being a fellow of the Institute of Legal Executives. She qualified as a legal executive in 2001 and became a fellow of the Institute of Legal Executives in 2003. She has been involved in residential conveyancing work for over 20 years.

Mark Sandham
Mark is a solicitor and a notary public. He qualified as a solicitor in 1998 and has been extensively involved in, primarily residential, conveyancing since qualifying.


Energy Performance Certificates (EPCs)
If you are selling or indeed letting any property you now need to provide an Energy Perfomance Certificate by law.
Domestic EPC’s are one of the components of the Home Information Pack. From October 1st 2008 rental properties that are being re-let must also have an EPC.
In addition to domestic properties EPC’s are also required for commercial buildings (including hotels and guest houses). These are more detailed and complex than domestic EPC’s. They are essentially a calculation of the amount of energy used to heat and/or air condition a building, how much heat is lost through the composition and fabric of the building, and most significantly, the CO2 emissions resulting from the heating and air conditioning of the building and the activities it accommodates.
B&P Energy Assessors is a company established for the sole purpose of providing EPC’s. It employs only accredited assessors, and can provide commercial EPC’s, standalone EPC’s for domestic properties as well as a full HIP.
The EPC certifies the energy efficiency rating and the environmental impact rating (CO2 emissions) of a property. The certificate provides A to G ratings for the building: A being the most energy efficient and G the least. It is lodged as an official document on a central register.
B&P Energy Assessors is a company established for the sole purpose of providing EPCs. It employs only accredited assessors and can provide commercial EPCs and EPCs for domestic properties.
